To date we have acquired, designed, renovated & constructed, over 7 million dollars’ worth of commercial property, including our current 15,000 sf office building. Because of this experience, we are very in tune with the processes, issues and solutions necessary to bring project concepts to reality. Evaluate a project for its potential including pre-design research for environmental concerns, municipal approval requirements (zoning & permitting), anticipated time frames & scheduling, and concept level project costing.
Assess and create the necessary legal framework for ownership and operation, evaluate tax strategies to minimize project impact, and work with financial lenders to secure project funding.
Assemble the project team, design the project, manage the municipal approval processes, coordinate construction, continuously monitor schedule & budget making adjustments as needed for successful project completion.
Secure tenants (collaborate with real estate brokerage firm for assistance when necessary), provide inclusive build-out / design services for tenants to meet their specific needs, anticipate & deliver ongoing property maintenance, provide property accounting services.
